These Terms and Conditions set out the basis on which Maliwan House provides accommodation and related services to guests and website visitors. Please read them at your convenience before making a reservation or using our website. By completing a booking or using our services you indicate that you have read and agree to the conditions described here.
1. Definitions
The following words carry specific meanings throughout this document:
- "Maliwan House", "we", "us", "our" â The guesthouse operating at 127/4 Moo 6, Racha Thewa, Bang Phli, Samut Prakan 10540, Thailand.
- "Guest" or "You" â Any person who makes a reservation, stays at the property or uses our website.
- "Services" â Accommodation, shuttle transport, meals and any other services offered by Maliwan House.
- "Website" â The website operated by Maliwan House at
https://maliwanho.cyou. - "Agreement" â These Terms and Conditions as accepted at the time of booking or website use.
- "Booking" â A confirmed reservation for one or more Services made by or on behalf of a guest.
2. Acceptance of Terms
By making a reservation, submitting an enquiry through our website or arriving at the property, you confirm that you have read these Terms and agree to be bound by them. If you are making a booking on behalf of other guests, you represent that you have their authority to accept these Terms on their behalf.
You must be at least 18 years of age and have full legal capacity to enter into this Agreement. Maliwan House reserves the right to request proof of age or identity at check-in.
If any part of these Terms conflicts with your local laws, those local requirements take precedence only to the extent required by applicable law.
3. Service Description
Maliwan House offers short-stay and overnight accommodation for travellers transiting through Suvarnabhumi Airport. Our current services are:
Service 1
Daytime Rest Room
A quiet curtained room available for up to 6 hours, with a rainfall shower, freshly made bed, complimentary tea and coffee, Wi-Fi and luggage storage. Suited to solo guests and couples resting between flights.

Service 2
Overnight Stay with Airport Shuttle
A double room for a single night with blackout curtains, a kettle and desk, a light breakfast and a complimentary shuttle to or from Suvarnabhumi Airport on a relaxed timetable.

Service 3
Long Layover Suite
A spacious suite for families or small groups, available for up to 24 hours with flexible check-in and check-out aligned to your flights, a light meal per guest, luggage storage and a car to the airport at departure.

Service availability may vary. We will notify you as early as possible if a booked service is unavailable, and will work with you to find a suitable alternative or issue a full refund as described in Section 7.
4. Reservations & Check-in
Reservations may be made by telephone, email or through our website contact form. A booking is confirmed when you receive written confirmation from Maliwan House.
Guests are asked to provide a valid flight number or expected arrival time when booking so that we may prepare the room accordingly. Changes to arrival time should be communicated to us as soon as possible.
A valid photo ID is required at check-in in accordance with Thai law (Hotel Act B.E. 2547). Maliwan House staff will record the identification details of all guests staying at the property.
5. Guest Responsibilities
Guests are asked to treat the property and fellow guests with consideration. In particular, you agree to:
- Respect quiet hours between 22:00 and 07:00.
- Not cause damage to the room, fixtures or shared areas.
- Not use the property for any unlawful purpose.
- Not bring controlled substances or prohibited items onto the premises.
- Comply with requests from staff made for the comfort and safety of all guests.
- Vacate the room punctually at the end of the booked period.
- Not allow unregistered persons to occupy the room.
- Not smoke inside the property; a designated outdoor area is available.
Damage to the property caused by a guest will be assessed and charged at replacement or repair cost. Guests who cannot comply with these responsibilities may be asked to leave without a refund of any remaining stay.
6. Intellectual Property
All content on our website â including text, photographs, layout and branding â belongs to Maliwan House or its licensors and is protected under applicable copyright and intellectual property law.
We grant you a limited, personal, non-transferable licence to view and print pages from our website for your own information and to assist with your travel planning. This licence does not permit copying, redistribution or commercial use of any content.
If you share a review or photograph of your stay on a public platform, you retain ownership of that content but grant Maliwan House a non-exclusive licence to share it for promotional purposes. You may withdraw this permission by contacting us.
7. Payment Terms
All prices are quoted in Thai Baht (āļŋ) and are inclusive of VAT where applicable. Payment is accepted by cash, bank transfer or credit card. Full payment is typically collected at check-in unless other arrangements have been agreed in writing.
Cancellation & Refunds
- More than 48 hours before arrival: Full refund.
- 24â48 hours before arrival: 50% refund of the booking value.
- Less than 24 hours before arrival or no-show: No refund, unless the cancellation is due to a documented flight cancellation or medical emergency.
Refunds are returned to the original payment method within 5â10 business days. We will do our best to accommodate changes to bookings where our capacity allows.
In the event that Maliwan House is unable to fulfil a confirmed booking, a full refund will be provided and we will make reasonable efforts to assist you in finding alternative accommodation nearby.
8. Stay-Specific Conditions
Daytime Rest Room
The room is available for a maximum of 6 hours from check-in. Extensions may be requested at reception subject to availability and are charged at an hourly rate. The wake-up call service is offered as a courtesy; Maliwan House is not liable for missed flights arising from any failure of this service.
Overnight Stay with Airport Shuttle
The complimentary shuttle operates on a schedule coordinated with our staff. Guests are asked to confirm their departure time at check-in. Maliwan House is not responsible for delays arising from traffic conditions or circumstances beyond our control. Breakfast is served between 05:00 and 09:00 and is available to registered guests only.
Long Layover Suite
Flexible check-in and check-out times are agreed at booking based on your flight schedule. The included light meal is served at a time agreed with reception. The departure car service is arranged on request and is subject to traffic and driver availability. Additional guests not named in the booking may not use the suite without prior arrangement and may incur additional charges.
9. Disclaimers
Our website and services are provided in good faith and to the best of our ability. We do not make representations about the suitability of our services for any particular purpose beyond that described in our service listings.
Information on our website â including transport times, airport distances and local amenities â is provided as general guidance and may change. We encourage guests to verify time-sensitive information independently.
Nothing on our website constitutes professional travel, legal or medical advice.
10. Limitation of Liability
To the fullest extent permitted by Thai law, the total liability of Maliwan House for any claim arising from a booking or stay shall not exceed the amount paid by the guest for that booking.
Maliwan House is not liable for indirect, incidental or consequential loss, including missed flights, travel disruption costs, loss of income or loss of data, even if we were aware of the possibility of such loss.
We are not liable for events beyond our reasonable control, including natural disasters, government restrictions, utility failures, acts of third parties or disruptions to public transport.
11. Indemnification
You agree to indemnify and hold harmless Maliwan House, its staff and representatives from any claim, loss, damage or expense (including reasonable legal costs) arising from your breach of these Terms, your negligent or unlawful conduct during your stay, or any misrepresentation you make in connection with a booking.
12. Termination of Stay
Maliwan House reserves the right to ask any guest to leave the property without refund if they cause disturbance to other guests, damage the property, violate local laws, or repeatedly disregard the requests of our staff.
You may check out at any time before the end of your booked period. Early departures do not ordinarily attract a refund unless agreed with management at the time.
Provisions of this Agreement that by their nature survive termination â including intellectual property rights, payment obligations, disclaimers and limitation of liability â remain in effect after your stay concludes.
13. Dispute Resolution
These Terms are governed by the laws of the Kingdom of Thailand. Any dispute arising from your stay or use of our website shall be subject to the non-exclusive jurisdiction of the Thai courts.
Before initiating any formal process, we kindly ask you to contact us directly so that we may try to resolve the matter informally. Most concerns can be addressed quickly with a conversation.
If a matter cannot be resolved informally, either party may refer it to mediation through the Thai Mediation Center or another mutually agreed mediator before pursuing court proceedings.
14. General Provisions
Entire Agreement. These Terms, together with any written booking confirmation, form the complete agreement between you and Maliwan House for your stay.
Severability. If any provision of these Terms is found to be unenforceable, the remaining provisions continue in full force.
No Waiver. A failure by Maliwan House to enforce any provision on one occasion does not constitute a waiver of that provision on any future occasion.
Assignment. You may not transfer your booking or any rights under this Agreement to another person without our written consent. Maliwan House may transfer its obligations to a suitable successor without your consent.

15. Changes to These Terms
We may update these Terms from time to time to reflect changes in our services, operations or applicable law. The date at the top of this page will be updated accordingly.
For new bookings made after the revised date, the updated Terms apply. If you have an existing confirmed booking, the Terms in effect at the time of your booking apply to that stay unless the changes are required by law.
